Rent

Rent payment

Rent is collected through RentRedi. Payment is made from your bank account and takes about a minute; recurring monthly payment can be set up, and a receipt is issued for every transaction. RentRedi charges a $1.00 processing fee per bank-transfer payment, which goes to RentRedi, not to us.

You will receive an invitation from us to set up your RentRedi account. On first use you will be asked to create a login and connect a bank account; subsequent payments take two steps. The RentRedi app is also available for iPhone and Android.

Payment by check remains available

A check or money order sent to PO Box 154, Stephentown, NY 12168 is equally acceptable, and costs nothing. Online payment is a convenience, never a requirement.

  • Rent is due on the first of the month
  • Pay online through RentRedi ($1.00 per bank-transfer payment), or by check or money order to the PO box at no charge
  • You get a receipt for every payment. Keep them
  • Paying online lets you set it and forget it, and it timestamps the payment
  • If you are going to be late, call before the first. It is a much easier conversation early than late

Maintenance requests

Maintenance requests go through RentRedi, the same account you pay rent with. They come straight to our own crew, not to a contractor list, and you can follow the status of each request in the app.

  • Open the RentRedi app, or sign in at app.rentredi.com
  • Choose Maintenance, then New request
  • Say what the fault is, where in the apartment, and when access is convenient
  • Add photographs — they are the most useful thing you can give us

Non-emergency requests are generally acknowledged the following working day. In an emergency — no heat, water coming in, no power, a door that will not lock — telephone (518) 733-0082 at any hour instead.

When is rent due?

The first of the month. If something has gone wrong and you are going to be short, call before the first rather than after — we would much rather work something out than start down the formal road.

Does it cost me anything to pay online?

RentRedi charges $1.00 for each bank-transfer payment. That fee goes to RentRedi, not to us, and it is the only charge. Paying by check or money order costs nothing, and you are free to choose either.

How quickly are repairs carried out?

Emergencies — heat, water coming in, no power, a door that will not lock — we move on immediately, day or night. Everything else is usually looked at within a couple of working days. Because it is our own crew rather than a subcontractor list, we are not waiting on anyone else’s schedule.

Can I be there when you come in?

Yes — say so in the request. We will not enter without letting you know first unless it is an emergency, which is both our policy and roughly what Massachusetts law expects.

What about my security deposit?

Massachusetts is strict about deposits and we follow it: a separate interest-bearing account, a written receipt naming the bank, a statement of condition, interest paid, and a full accounting when you move out. If you ever want a copy of any of that, just ask.
